What is EPC?
Energy Performance Certificate (EPC) is a short report which shows the level of energy efficiency of the property.
It is required by law, when the property is built, sold or put up for rent. The EPC is valid for 10 years.
If you are a landlord or homeowner and need to provide an Energy Performance Certificate (EPC), this will need to be completed by an accredited domestic energy assessor.
To rent out a property, you need to have an energy efficiency rating of an E or above. If you will improve your house (insulate, change windows, boiler, etc) that may have an impact on your EPC rating, so it’s good to book the assessment.

What to expect when a Domestic Energy Assessor comes to your property?
Every Domestic Energy Assessor (DEA) needs to survey your property. They need to evidence of what they see using a camera, tablet, or phone, so don’t be worried if they take pictures.
They need to inspect meters (gas and electric), check the wall constructions, and any insulation. They will inspect floors and windows, heating system and controls, and loft insulation.
